GM, but frustrated

There is a 12yo that I think would be more than happy to spend more time with me. I actually suspect her Mom knows my interest - and does not mind. I think the Dad knows - and minds, but only because I think he is jealous. I can't give details as to why I believe these things, but I am more and more convinced.

Anyway, today I had an excellent opportunity to go their residence and drop something off. The 12yo came to the door first and during the ensuing conversation with the entire family, she stood very close to me. But just as excitingly, her little sister (maybe 7-8yo) - who is physically cuter but socially not as attractive - was standing there the whole time, too. I got to flirt with her just a tiny bit and she gave me some great grins. She has NEVER spoken a word to me and I have never heard her speak to anyone other than her Mother and sister.

Believe it or not, I did not realize until I was walking off that little sis was dressed only in a long t-shirt. If there were panties I had no opportunity to find out, but that would have driven me wild if I had realized it during the 10 minute conversation. My point being that I was focused on making her happy (picking on her a little to get the grins) and that was more important to me than ogling her in a sexual way.

I got the hug that I get every time I see the 12yo right before I left. She always initiates and I always appreciates (yeah, the grammar is bad, there, but it sounds catchy).
